10 Sneaky Reasons Your Construction Project Could Blow the Budget (And How to Stop Them)
If you’re thinking about building or renovating in Queensland, you’ve probably heard the horror stories – projects that started at $650k and somehow landed at $950k. It’s frustrating, stressful, and unfortunately way too common.
After managing hundreds of projects across Brisbane, the Sunshine Coast, and beyond, I’ve seen the same mistakes repeat themselves. Here’s my no-nonsense guide to the biggest budget killers and how to avoid them.
1. Weather Delays Queensland’s wet season doesn’t care about your timeline. A few big storms can turn your site into a swamp and push everything back.
Fix: Work with builders who build realistic weather buffers into the schedule and use smarter construction methods to get off the ground faster.
2. Material Price Spikes One month timber is reasonable, the next it’s gone through the roof.
Fix: Lock in prices early with suppliers you trust and consider fixed-price contracts where it makes sense.
3. Scope Creep That “small upgrade” here, another “nice-to-have” there – suddenly you’re $80,000 over. Whether a client or contractor, always ensure variations are catpured in writing. This could even be a contractual obligation to comply with the QBCC.
Fix: Get crystal-clear plans locked in before you start and stick to a proper change process.
4. Surprise Site Conditions You dig down and find rock, unstable soil, or old asbestos. Instant cost explosion.
Fix: Never skip proper geotechnical reports and site investigations before signing on the dotted line. I’ve personally seen a site that add over $20m additional to the budget due to not getting proper geotech where trees were located. Underneath this large forest area, was hard rock, which had to be broken away, blowing out timelines and adding huge costs for rock breaking!
5. Not Having the Right Crew Trades running late or simply not available when needed.
Fix: Choose an established local builder with their own reliable team and strong subcontractor network.
6. Poor Planning & Documentation Rushed drawings and missing details create chaos on site. This is another area where I have seen massive cost increases and delays. Ensure your engineering consultants provide detailed drawings and the design on complete to IFC (not IFA, etc.) Make sure a certifier is involved early to review the drawings for compliance.
Fix: Insist on proper engineering and detailed documentation from day one.
7. Council and Approval Drama Rules change or applications get stuck in the system for months.
Fix: Work with builders who know the local councils inside out and handle approvals efficiently.
8. Bad Communication Misunderstandings between you, the builder, and the trades lead to expensive rework.
Fix: Demand regular updates and a dedicated project manager who actually communicates.
9. Economic Factors Inflation, rising rates, supply issues – they all bite.
Fix: Build realistic contingencies and partner with a financially stable company.
10. Picking the Wrong Builder The cheapest quote often becomes the most expensive mistake.
Fix: Choose experience, reputation, and engineering know-how over the lowest price.
